Q.
We are buying a modular home and are considering having it put on a
basement. The modular dealer encourages us not to because of black mold
which is prevalent in this area. Is there anything that would prevent this
black mold from occurring? We would run a dehumidifier but we're not sure
that would be enough. A basement contractor says that a rubberized coating
would prevent the mold from forming.

Whether you install the modular home above a crawl space [the normal method
of installing modular homes] or over a basement, mold is going to be a
likely problem IF there is high humidity [above 30 to 40%] in the area
beneath the home some or all of the year, or IF there is water intrusion
through side walls, the floor, or from and through the ground beneath. A
rubberized exterior waterproofing on the exterior of the basement walls
would help to keep moisture out, but it would be more effective if such a
waterproof coating were applied over an underlayment of about a one quarter
inch to one inch thick cement exterior stucco coating of the entire basement
walls with the cement containing adequate amounts of waterproofing compound
to make the entire cement surface impervious to water penetration. The
basement floor should also be made of concrete containing adequate amounts
of waterproofing compound mixed into the concrete. Make sure the grading of
the ground around the home takes surface water AWAY from the home, rather
than toward it. Make sure that the roof gutters connect to piping that takes
the water long away from the home, rather than to dump roof water run off
next to the basement walls and foundations.
